The lot is approximately 50' wide where 100' is the minimum lot width required. A lot width <br />variance is required to construct a new residence. <br />This property is serviced by sewer and water. <br />Statement of Hardship: <br />The applicant should be asked for their testimony regarding this issue. <br />Issue for Consideration: <br />1. The lot was platted prior to current zoning requirements. <br />2. The residence currently exists on the property in a non-conforming location too close to the <br />side lot line, and will be removed. <br />3. The new residence will meet all required setbacks. <br />4. There is not additional land to combine with the property. <br />5.
