The property consists of 5.0 <br />acres in a 2-acre zone. <br />The proposed bui 1di ng wi 11 be l ocated 150' f rom the south lot <br />line, 126.5 feet from the north lot lire, approximately 225 feet from <br />the east lot line, approximately 300 Yeet from the west tot line, a -id <br />114 feet from the existing house. The building is not intended to <br />:House animals, so it is not subject to the 15W setback requirewents. <br />It obviously meets the 10' side setback requirement. <br />The Building Inspector Notes that an accessory structure of <br />this size must meet certain building code standards which will apply. <br />'.Dote that one of the reasons we restrict accessory structure <br />to 1000 square feet is that they tend to attract other miscellaneous - <br />type uses in residential. zones. Planning Commissions recommendation <br />for approval suggested language restricting the use to private <br />residential storage, and suggested the following conditions: <br />1. No plumbing may be installed in the building. <br />2. This building may never be used as a second dwelling unit. <br />3. This building may not be used as a stable or to house <br />animals, because it is less than 150' from the north <br />lot line. Use for animal housing would require a <br />variance. <br />The Planning Commission recommended approval in a 4-1 vote at <br />their October 21 meeting. Commissioner Kelley in a minority opinion <br />felt that the structure was too large. <br />A resolution of approval is attached for your. review. <br />
