This is a unique lot <br />located in the Crystal Bay area. The lot is surrounded on 3 <br />sides by roads, and is approximately 0.4 acres in area. The <br />house has existed on the property for many decades and does not <br />meet any of the current setback requi-ements, nor do most of the <br />houses in Crystal Bay. The proposed addition does not cause an <br />encroachment that is inconsistent with the neighborhood, and the <br />location of the addition is the loc:: :.on requiring the least <br />extensive variances. <br />This property will be served by municipal sewer when the <br />Crystal Bay project is ccmpiete. The proposed addition will <br />have no effect on the existing septic sy:.cem or the sewer. <br />connec` . ,n . <br />Staff recommends approval of the variance as proposed. <br />Planning Commission at their October 21, 1985 meeting recommended <br />approval (5-0) as proposed.
