Zoning File #977 <br />October 24, 1985 <br />Page 2 of 2 <br />Finally note that. the lot is quite f lat, and most of the <br />run-off will soak into the ground or puddle rather than run to <br />the lake. <br />Variances granted previously in the Baldur Park area fc:r <br />remodeling work have generally stayed in the 30-35% allowed 75- <br />250' hardcover range. The applicant maintains he has a hardship <br />in that the house is relatively small in floor area and the <br />family needs more space. <br />Note that a permit was issued in 1978 for an addition, deck <br />and attached garage. Only the deck was completed. A variance <br />was granted in 1979 for a detached garage (see Exhibit G). <br />Planning Commission reviewed this application at their <br />October 21st meeting and recommended approval subject to no <br />increase in 75-250' hardcover above the existi.nq 36.5% mark, <br />noting that there would appear to be sufficient areas of rock bed <br />underlain by plastic that can be made non-hardccver to act as a <br />tradeoff, and that staff and applicant can work. this out (i.e. <br />remove a total of 158 s.f. of hardcover not within the new con- <br />struction boundaries). <br />A resolution reflecting the Planning Commission <br />recommendation is attached. <br />
