The <br />proposal meets City setback requirements. The house was constructed in <br />1979 and :s oddly shaped in order to fit the narrow, triangular lot. Note <br />that over half tha lot is in the 0-75' setback zone, leaving a relatively <br />small proportion of allowable hardcover. <br />The applicants r.re proposing to reduce the ov^rail hardcover by 50 <br />s.f., dropping from 39.: % to 38.8%. Note on the site plan the driveway and <br />planter - as to be removed, and the 6riveway and additions to be added. <br />The •tpe of the lot is obviously a hardship. The lot is 0.88 acres <br />total, is not typical of lot in the LR-1B distr.''-ct-, as it is wide ant - <br />shallow rather than deer and narrow.. <br />Staff would recommend the variance be d as proposed. If you <br />feel that the hardcover should be reduced -ther, perhaps the dog run, <br />which comprises about 3% hardcover, could h,- r�-,--o red.
