#932 Edwards <br />Page 3 <br />June 24, 1985 <br />3) The lot width of 125' is greater than 80% of the required <br />140' width, so no formal lot width variance i5 required. <br />4) The drainage from the house should all be directed toward <br />the lagoon in order to gain the max.LMVM inf iltration time and distance. <br />5) Based on item 4, the hardcover in the lagoon 75-190' zone <br />is requested to be 4,940 square fe• r 34.4%, requesting a 9.4% <br />variance for a new home. <br />6) Applicant should not be penalized for the existing <br />driveway hardcover in the lagoon 0-75' zone, and in fact his drivway <br />proposal minimizes the additional driveway hardcover required. <br />7 ) As long as the 75-250' zone on the north side of the lagoon <br />stays non -hardcover, the applicant's overall 75-250' hardcover is <br />less than 25%. Would you consider this as negating the need for a <br />hardcover variance? Of course, it would mean that if the northerly <br />portion is ever divided off, it suddenly increases the hardcover <br />percent or he lakeshore building site. <br />8) The neighbors' request for the setback variance to allow <br />for the least disruptive sightlines, to maintain uniformity, and the <br />capability to direct all drainage over 100' of relatively flat lawn <br />area, would seem to justify the granting of a variance to the lakeshore <br />setback. <br />The Planning Commission voted 7-0 to recommend approval of the <br />lakeshore setback and hardcover variances based on these findings: <br />1) No permanent crediting of the land north of the lagoon <br />is required. <br />2) No lot width variance is required since the 125' lot <br />width meets 80% or more of the 140' requirement. <br />3) Based on all drainage from the proposed house being <br />directed toward the lagoon, the hardcover in the lagoon 75-190' zone is <br />requested to be 4,940 square feet or 34.4%, or a 9.4% variar- . <br />(Technically, if all areas on the entire property within 0-75' and ' - <br />250' of the lake are considered, the applicant would be allowed <br />approximately 8,281 square feet of hardcover, with 75-250' total <br />hardcover requested at 3380 square feet or10.2%, and requesting 0-75' <br />total hardcover of 2,960 square feet, including the existing driveway, <br />or 10.5%.) <br />4) Applicant should not be penalized for the existing <br />driveway hardcover in the lagoon 0-75' zone, and in fact his driveway <br />proposal minimizes the additional driveway hardcover required. <br />5) The neighbors' request for the lakeshore setback and <br />average setback variances to allow for the least disruptive <br />sightlines, to maintain uniformity, and the capability to direct all <br />drainage over 100' of relatively flat lawn area, would seem to justify <br />the granting of a variance to the lakeshore setback. <br />
