COUNCIL MEETING <br />To: Orono Council Members <br />I A A Y 2 s 1-1'5 <br />CITY OF ORONO <br />From: Michael P. Gaffron, Assistant Zonino Administrator <br />Date: May 22, 1985 <br />Sub;ect: #897 Janet & Chuck Peterson, 825 Old Long Lake Road - <br />Preliminary Subdivision <br />This item was tabled at your May 13th meeting pending <br />testing of an alternate drainfield site for the existing house, <br />and pending a review of the need for a drainage easement over the <br />swaled area of the property. <br />Septic testing has been submitted and has located suitable <br />area for an alternate drainfield site adjacent to the existing <br />drainfield. <br />City Engineer, Glenn Cook and staff have reinspected the <br />site and find that the swale which generally runs along or <br />parallel to the lot boundary, drains essentially just these two <br />properties, a relatively small area. The swale does not appear <br />to have the characteristic vegetation or topography to warrant <br />designation as a wetland. A 10' wide drainage and utility ease- <br />ment along either side of the division line will be acceptable. <br />Any future redevelopement or reconstruction on proposed Lot I may <br />wish to consider a minor redirection of the swale to conform to <br />the drainage easement along the lot line. Each lot contains the <br />required two acres of dry buildable land. <br />Staff recommends approval of the preliminary subdivision <br />subject to the following conditions: <br />1. Standard drainage and utility easements to be shown on <br />plat (10' wide drainage and utility easement along either <br />side of the division line). <br />2. Park fee to be paid for the new lot in the amount of <br />$209. <br />
