Because the existing house <br />and garage will be totally removed, a lot area variance is required. <br />The smaller house and revised layout enable the property to adequatly <br />meet the septic system requirements for both primary and alternat- <br />drainfield sites. I have no problems with the proposal as submittec:. <br />The applicant has not been able to acquire additional land. He <br />requests your approval based on the existing parcel of land. <br />Staff would recommend approval of the :oc area variance based on the <br />revised plans, finding that no other land is available and all septic <br />performance standards and other performance standards of the RR-1B <br />zoning district have been satisfied. <br />If you recommend approval, this item will be scheduled for the June 24, <br />1985, Council meeting. <br />
