WHEREAS, the property is located less than 200 feet <br />from property at 1955 Shoreline Drive which is commercially zoned <br />as B-2, Lakeshore Business District; and <br />WHEREAS,2 dwelling units would be the maximum allowable <br />conforming use for the property; and <br />WHEREAS, the intent and philosophy of the City as set <br />forth in the Community Management. Plan is to limit the density of <br />development in accordance with the planned land use patterns and <br />consistent with all environmental constraints; and <br />WHEREAS, the City's general policy has been that non- <br />conforming uses should eventually be discontinued; and <br />WHEREAS, granting more than 2 sews- services to the <br />property at 1950 Shoreline Drive would tend to encourage the <br />continued non -conforming use, in direct conflict with the City's <br />general policies. <br />THEREFORE, BE IT RESOLVED by the City Council of the <br />City of Orono, Minnesota, that the property at 1950 Shoreline <br />Drive shall be assessed 2 sewer units to serve the existing <br />duplex on the property. <br />FURTHER BE IT RESOLVED, that the current and potential <br />future owners of the property are placed on notice that the <br />granting of 2 sewer units does not in and of itself automatically <br />grant a conditional use permit for a duplex on this property.
