�i=� <br /> � O I . <br /> • O O <br /> ��e. - CITY of ORONO <br /> � � � <br /> � <br /> �� �,'�' RESOLUTION OF THE CITY COUNCIL <br /> ��SH04'� NO. � � � � <br /> WHEREAS, the Orono City Council makes the following fmdings in regard <br /> to this application: � � <br /> FINDINGS � <br /> 1. This application was reviewed as Zoning Files #2640-2641 for simultaneous <br /> review of the preliminary and final plat of Orono Woods. <br /> 2. The property is located in the B-1 Limited Neighborhood Business District. <br /> The property consists of approxunately 6.7 acres. <br /> 3. The City Council adopted Resolution No. 4619 on March 12, 2001, making <br /> findings and conditions which support the proposed platting of Outlot F into <br /> two separate parcels as noted herein, and approving the General Concept Plan <br /> for a 23,000 s.f. two-story office building and a 62-unit senior housing <br /> • building. The fmdings and conditions of Resolution No. 4619 are incorporated <br /> herein b.y reference. <br /> 4. The developer intends to replat the senior housing building as condominiums <br /> upon completion of the building. Each unit would have a separate legal <br /> description and tax statement. Under this type of plat the units would be <br /> owned by a non-profit agency and rented to the occupants under the <br /> agreements established for the building. Such a replat will require a separate <br /> application when proposed, and is not part of this approval. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of <br /> ' the fmdings noted above, the City Council of the Ciry of Orono hereby grants Preliminary <br /> Plat Approval for Orono Ambar LLC for a 2-lot plat per the undated preliminary plat survey <br /> by Loucks Associates attached hereto as Exhibit A, subject to the following conditions: <br /> • Page 2 of 7 <br />
