��� <br /> /� �� <br /> � o 0 <br /> •e. - CITY of �RONO <br /> � � <br /> �� �,'�' RESOLUTION OF THE CITY COUNCIL <br /> ��sKOg'� No. � 4 �7 � � <br /> , , <br /> A RESOLUTION APPROVING THE <br /> PRELIMINARY `PLAT FOR•PROPERTY <br /> LOCATED AT 2060 WAYZATA BOULEVARD <br /> FILE NO. 2640/2641 <br /> WHEREAS, Orono Ambar, LLC (hereinafter the "applicant") has an interest <br /> in property located at 2060 Wayzata Boulevard within the City of Orono (hereinafter the <br /> "Ciry") and legally described as follows: <br /> - Outlot F, Sugarwoods <br /> Hennepin County, Minnesota (hereinafter the "property"); and <br /> � WHEREAS, the Orono Planned Unit Development (PUD) ordinance requires <br /> a multi-step approval process for properties developing as a Planned Unit Development. , <br /> � Resolution No. 4619 for Gene'ral Concept Plan Approval was adopted on March 12, 2001. <br /> Preliminary Plat approval is required prior to the granting of Final Plat approval and General <br /> Development Plan Approval; and <br /> WHEREAS, pursuant to the General Concept Plan approval, the applicant has <br /> requested Preliminary Plat approval for a two lot plat of the 6.7 acre properry to create a <br /> 2.7 acre parcel to be rezoned from B-1, Retail Sales Business District to B-6/PUD, proposed <br /> for use as a site for a 23,000 s.f. office, and a 4.0 acre parcel to be rezoned from B-1, <br /> � Retail Sales Business District to RPUD/PUD for residential use, speci�cally for a 3-story <br /> 62 unit senior housing building; and <br /> WHEREAS, the property is located in the Highway 12 Corridor Study Area <br /> wh:�h has established special requirements for rezoning; and <br /> WHEREAS, the City of Orono has agreed to purchase the 4.0 acre parcel that <br /> will contain the senior housing building and lease the property to a non-profit organization <br /> that will own and operate the building; and <br /> � Page 1 of 7 <br />
