Staff recor^mends <br />approval based on Planning Commission findings as <br />follows: <br />1. Preliminary plat approval as proposed <br />2. Technical setback variances for existing <br />structures, including barn and chicken coop <br />3. Final plat to include: <br />a. dedication of right of ;:ay for County Road 84 <br />at existing width of 33 ft. <br />b. dedication of drainage and utility easements <br />along lot lines <br />C. dedication of drainage easement over wetlands <br />area on center - east•sidn of lot with flowage <br />and conservation easement to the City <br />4. Lot 1, Block 1 (originally Lots 4 & 5 <br />of the Bergquist & Wic.klund Addition) with an existing <br />house included in the plan because of its involvement <br />with the plat road. Portions of the property are <br />sewered and there is approximately 1/4 to 1/3 acre <br />wetland within subject property.
