Zoning File #1967 <br />October 13, 1994 <br />Page 2 <br />Shortly after the Council meeting, applicants notified staff that they would include the <br />Geffre property and submit with an outlot per staff's recommendation (see Exhibit A). <br />Additional Information <br />• An acceptable on-site sewage treatment site evaluation report has been received, <br />indicating primary and alternate sites for immediate and future use on the Olson <br />property. <br />• Since inclusion of the Geffre property is functionally a lot line rearrangement that <br />provides him more property potentially suitable for future septic use without <br />removing any existing septic capability, no septic testing has been required for the <br />Geffre property. <br />• Acreages for each parcel are as follows: <br />Total Area = 17.49 acres <br />Proposed: Lot 1, Block 1 (Olson) <br />Lot 1, Block 2 (Geffre) <br />Outlot A <br />Outlot B (future road) <br />Outlot C (for future <br />development) <br />Outlot D ( future road) <br />2.75 ac <br />1.94 ac <br />0.28 ac <br />0.32 ac <br />14.13 ac <br />0.07 ac <br />• With the current proposal per staff's recommendation, the easement vs. outlot <br />issue is eliminated. However, Geffre's lot is (temporarily) reduced from 2.01 <br />acres to 1. 94 acres. He will retain ownership of the O. 07 acre Outlot D, but will <br />in effect "trade" Outlot D for Outlot A if the B-D corridor is used in developing <br />Outlot C (in which case Geffre ends up with 2.22 acres). <br />• It may be appropriate that the agreement between the 3 parties be modified to <br />apply to "heirs and assigns" in the event that one of the parties sells their <br />property. The City Attorney has been asked to review the agreement. <br />• Because the 14 acres is to be platted as an outlot for future development, <br />construction of a road is not required until development of that parcel. <br />• The current plan still leaves the applicants the option of developing a new <br />roadway through the adjacent White property, although applicants note the <br />potential for acquiring that property appears to be poor at this time.
