A Mortgage in favor of Marquette Bank Mound, dated <br />January 20, 1994, and recorded January 25, 1994, as Document No. <br />2470789, securing the original principal amount of $75,452.50. <br />This Mortgage also constitutes a lien upon the property until paid. <br />The requirements as to the Mortgage referred to in number one above <br />are applicable to this Mortgage as well. <br />3. Real estate taxes due and payable in 1994 in the amount <br />of $2,683.84 are paid. The property is assessed in the name of <br />Irvin T. Geffre as homestead, Property I.D. No. 06-117-23-22-0007. <br />4. No search has been provided for levied or pending special <br />assessments. Such assessments would constitute liens upon the <br />property until paid. If assessments are an issue, you should <br />require that an appropriate search be made. <br />5. The property is subject drainage and utility easements <br />as shown on the recorded Plat. <br />6. You should be aware that since the property is located <br />in the city of Orono, it will be subject to all zoning ordinances <br />and regulations of the City as well as other ordinances, <br />regulations, laws and rules. You should satisfy yourself that the <br />use to which you propose to put the property is compatible with <br />said ordinances, regulations, laws and rules. <br />7. You should be advised that the premises may be subject <br />to a lien or liens for materials or services furnished thereon <br />during the past 120 days. As a general rule, under the laws of <br />Minnesota, the supplier of materials or services upon real property <br />is entitled to a lien upon such property for a period of 120 days <br />from the date upon which such materials or services were last <br />furnished without the necessity of filing a written lien of record <br />during that period. You should satisfy yourself that no materials <br />or services have been furnished within the last 120 days for which <br />payment in full has not been made. <br />8. You are put on notice of the rights and interests of any <br />parties in possession of the premises. If there is any doubt as <br />to the interest or right of the parties in actual possession of the <br />premises, you should make further inquiry as to the basis of such <br />possession. <br />9. You should be advised that the Abstract does not cover <br />matters which would be reflected in a survey of the premises, such
