Zoning File #1946 <br />July 14, 1994 <br />Page 4 <br />3. <br />4. <br />,_µ'.)-----' <br />Developer to provide a soils delineation mapping and analy~of the 36 acre <br />parcel. <br />Upon completion of a preliminary grading and drainage plan, applicant shall <br />commence permitting process with the Minnehaha Creek Watershed District and <br />Army Corps of Engineers. If it is found that the properties contain Types 1, 7 <br />or 8 wetlands that were not shown within the City's Conservation Maps as in the <br />recent Tandem subdivision, the City will require private covenants to be filed <br />against the Chain of Title of each of the properties that contain these wetlands in <br />order to alert a future property owner of the limitations on these protected areas. <br />The City Engineer, Shawn Gustafson, has been asked to review the sketch plan for Option 2. <br />As of this writing we have yet to receive his report but it will be presented before the Planning <br />Commission at your July 18th meeting. If members seek additional information, please contact <br />staff prior to the meeting. <br />lsv
