"BAYSIDE MEADOWS" -Development Narrative <br />January 23, 2013 <br />Developer Introduction: <br />Ervin Wachman <br />2135 Salem Court <br />Long Lake, Minnesota 55356 <br />Project Manager/Consultant: <br />William Coffman <br />Coffman Development Services, Inc. <br />Cellular 612-202-0692 <br />Email: billcoffman@cbbumet.com <br />The developer is proposing to subdivide a 13.72 acre parcel into 5 new single family home sites. <br />The proposed project name is "BAYSIDE MEADOWS". The site is located in Section 6, <br />Township 117N, Range 23W, which is on the south of Bayside Road (County Rd #84), and just <br />east of County Road 19. The property is currently platted as Outlot C, Bayview Farms 2nd <br />Addition. Access will be a proposed private street via outlots B & D of Bayview Farms 2nd <br />Addition. <br />The property was part of a preliminary and final plat application in 1994 (City of Orono <br />Reso lution #3483 and #3492), which set the site up for future development. The property is <br />located within the RR-IB, Single Family Rural Residential Zoning District. <br />The western half of the site is existing farm land, which is currently a hayfield. The eastern half <br />of the site is a sloping meadow with a flat wetland in the middle and a woodland area on the <br />south/southeast corner of the site. The He nnepin County soils survey shows the site contains <br />mostly loam soils which are generally classified as clayey soils. A wetland delineation report and <br />a natural resources inventory were completed for the project by Kjolhaug Environmental Services <br />Company and are part of the project app li cation. <br />This proposed residential de velopment will consist of high end single family homes. It is <br />anticipated that these lot and home packages will sell for $900,000 and up and would be a <br />welcome addition to the City of Orono 's tax base.
