0 <br />The project cost as outlined are proposed to be assessed to the adjacent <br />property based on benefit received. There are 83 units to be served on the <br />Crystal Bay project area. The present use of the Art Center facility would <br />indicate a use of 10 units for a total of 93 units in this project. The cost <br />per unit would be $9,730 for a total assessment to the Art Center of $97,300. <br />The proposed area to be assessed as a part of this improvement project is <br />described as follows. <br />The east 474.5 feet of the south 459 feet of Government Lot 5 T117 R23W <br />Hennepin Councy, Minnesota. <br />CONCLUSIONS AND RECOMMENDATIONS <br />The proposed improvements described in this report are feasible as they <br />relate to general engineering principles and construction procedures. The <br />following recommendations, based on data in this report, are presented for the <br />City Council's consideration. <br />1. The City of Orono adopt this report as a guide for the installation of <br />sanitary sewer for the Art Center of Minnesota. <br />2. The City conduct a legal and fiscal review of the proposed project <br />prior to the public hearing. <br />3. A public hearing be held to determine what further action is to be <br />taken. The Art Center of Minnesota should be nntified for hearing <br />purposes. The total estimated project cost of $905,000 should be <br />incorporated in the public notice. <br />- 5 - <br />0-7389c <br />
