SAC Charges <br />1 SAC per 2400 square feet = 5,677 - 2,400 = 2.37 or 3 SAC <br />Signage <br />A pylon sign has been designated on the north s4.de of the reten- <br />tion pond that will not exceed allowed 50 square feet - height has not <br />been designated. Per section 10.61, Subdivision 3 (D) the sign may <br />not exceed a height of 2 feet above highest wa 1 1 or parapet of princi- <br />pal building. The sign meets the required 10 feet setback from pro- <br />perty line. <br />The building signs mounted on fascia signs will not exceed the <br />allowed 50 square feet of area. <br />The site is allowed a total of 150 square foot of signage. <br />Allowed 15n square feet <br />Proposed = 100 square feet <br />Landscape Plan <br />Planning Commission has recommended approval of the landscape <br />plan and planting schedule. The City has consistently asked for a <br />green buffer area (or grassed boulevard) of 10 feet along the right- <br />of-way with all commercial site plan reviews in the Navarre Business <br />District. The applicant will. tie in a green buffer area with the <br />retention pond along the boulevard area. <br />Staff recommends approval of the amended site plan subject to the <br />following conditions: <br />1. Revise final approved site plan to show east access on County <br />Road 15 closed with revised parking along front yard of east lot. <br />2. Single curb cut on County Road 15 and curbing designated <br />along property fines defining access location. <br />3. Traffic lanes to be clearly designated by signage and marked <br />pavement. <br />4. Appropriate access easements should be created in favor of <br />both properties. <br />5. Prior to issuance of building permit - applicant must provide <br />final, detailed grading plan for both lots - a land alteration <br />permit from City will be required. <br />6. Payment of 3 SAC units with building permit. Total $1,275.00 <br />($425.00 each). <br />7. Payment of 3 sewer unit charges with buildinq permit. Total <br />$4,035.00 ($1,345.00 per unit). <br />
