Technically, the septic syste,ii installed at Bigham's last fall <br />should be able to handle 300-400 gallons of effluent per day. At a <br />standard design rate of 75 gallons per person per clay this could be <br />expected to serve 5 persons, the size of Bighams projected household. <br />However, for new construction the City uses a minimum design rate of <br />150 gallons per bedroom (or 2 people per bedroom) per day. There is <br />always the possibility that an 8-member family would move in if this <br />was a 4-bedroom home. The septic system probably wouldn't sustain <br />that intense of a use. <br />Note that applicant has not yet male the required changes to the <br />retaining walls on Ivy Lane per conditions 1, 2 and 5 of Resolution <br />#1600. <br />Planning Commission reviewed this applicat.Lon at their April 15th <br />meeting. Please review the minutes of that meeting. Planning <br />Commission recommended approval of the variance as requested, finding <br />that: <br />1. Total hardcover 0-75' will. be 3.3% and in the 75-250' area <br />will be 39.7%. <br />2. Applicant hay improved the drainage retention by adding <br />terracing to the p_-,.;,ezty. <br />3. Applicant has recently replaced septic system. <br />4. Topography, lot size, house location, septic system location <br />limit the possibilities for expansion to the area proposed. <br />Planning Commission felt the following conditions of approval are <br />appropriate: <br />1. Future owner notified in resolution that greater use of <br />septic system may cause future problems. <br />2. Applicant to complete the retaining wall modifications re- <br />quired in Resolution #1600. <br />3. No f•ature variances will be granted based on the limitations <br />uE the property. <br />A drafted resolution reflecting the Planning Commission <br />recommendations is attached. <br />
