Gaffron's Letter to Applicant - 11/28/84 <br />The applicant is requesting to be allowed to construct an <br />addition to his house which will increase the hardcover in both 0-75' <br />and 75'-250' setback zones, which will result in additional structure <br />encroachment into the 75' setback area, and which wil'_ increase the <br />water use potential of t housc by adding a 4th bedr-cm. The entire <br />lot consists of about �5,000 square feet or 0.44 acres by staff <br />calculation. Note that --he actual right-of-way is only 7' from the <br />front of the house. <br />Please carefully read the transcripts of the applicants request <br />and hardships. Also, review the ha over calculations. When the <br />retaining wall timbers are included i„ the calculations, the existing <br />hardcover in the 0-75' -one is 1.9%, with the requested increase <br />bringing it to 3.3%. in the 75'-250' zone, staff calculated the <br />existing hardcover at 33.7%, with the requested increase to 39.7%. <br />The addition is proposed to extend 5' into the 75' setback zone. <br />Note that for Long Lake, the DNR has proposed that no construction be <br />allowed within 100' of the shoreline. <br />The applicant replaced his septic system in November 1984. <br />Please read my letter to him dated 11/28/84 regarding the system and <br />its capabilities. We have established that no alternate drainfield <br />site exists on the property, and that if the new system fails at some <br />point and cannot be repaired in its existing location, a holding tank <br />would be requiro' We have no plans to sewer the Long Lake Boulevard <br />area, but we do .e 4 more houses along the lakeshore with potential <br />future (one exis -•)u) septic system problems likely only repairable <br />with the �.�c, of holding tanks. Expansion of any of these houses would <br />increase the potential number of occupants (read "water users") and <br />from a planning standpoint, these expansions should be avoided. <br />
