City of OR,ONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />A RESOLUTION APPROVING A METES AND BOUNDS <br />SUBDIVISION OF A LOT LINE REARRANGEMENT <br />FOR THOMAS M. CROSBY, SR. <br />FILE. NO. 895 <br />WHEREAS, the City of Orono is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; <br />and <br />WHEREAS, the City Council of the City of Orono <br />(hereinafter "City Council") has adopted subdivision regulations <br />for the orderly, economic and safe development of land within the <br />City; and <br />WHEREAS, the City Council has considered the <br />application for a subdivision by Thomas M. Crosby, Sr. (herein- <br />after "the subdivider") of a property legally described on the <br />certificate of survey attached to this resolution; and <br />WHEREAS, the subdivider has completed all requirements <br />of the City: and <br />WHEREAS, per Section 10.03, Subdivision 6 (C) of the <br />Municipal Code, the Council approves the creation of a sub- <br />standard lot and further grants a permanent area variance to <br />combined Parcels D & E legally described on the certificate of <br />survey attached to this resolution based on the following <br />findings: <br />1. The proposed subdivision of a lot line rearrangement <br />does not increase the overall density of the total parcels. <br />2. The benefitti.ng homestead property, a severely sub- <br />standard lot per the standards of current RR-lB Rural <br />Residential Zone, will now have additional area for future <br />septic improvements. <br />3. The undeveloped property (combined Parcels D 6 E) has an <br />adequate building envelope and suitable area for a principal <br />and alternate septic drainfield. <br />4.
