B) Commercial Site Plan Review - Fuel Tank/Car Wash <br />Two 10,000 gal Ion tanks exist on the property already and <br />have been recently inspected (Exhibit D). one more tank is <br />needed for the sale of super -unleaded. <br />The new tank will be reviewed by the inspection department <br />and installed per Municipal State Fire Code The Planning <br />Commission has asked that the tanks and lines be inspected every <br />3 years. I will check with the City Engineer to see if there are <br />legal/established inspection schedules for all gas stations <br />rather than single mane station out that is reported to be the <br />best service station operation in the City. I would rather see <br />Council direct the inspection staff to commence a City wide <br />schedule of inspections for all service stations within the City. <br />Inspections that would assure the minimum standards of the State <br />Fire Code are maintained and that the tanks and lines have been <br />inspected by a certified agent. <br />The proposed car wash will be within the existing structure. <br />The entrance will be on the north side of the building allowing <br />for cars to stack up and not interfere with traffic on County <br />Road 15 or 1S. The exit will be on the south side of the <br />building and vehicles can exit on to 15 to travel west or pass <br />the gas pump and exit onto County Road 19 to go east, traffic <br />flow signage should be provided. A review was done for SAC and <br />sewer units as follows: <br />Car Wash (Service Station) <br />6 SAC @$425.00 = $ 2,550.O0 <br />6 Sewer Units = 8,070.00 <br />$10,620.00 <br />Planning Commission Recommendation <br />To approve the Commercial site plan submitted by Leroy <br />Koehnen for installation of fuel tank, canopy structure ever <br />existing gas pump island and installation of single car wash at <br />service station located at 3360 Shoreline Drive subject to the <br />following conditons: <br />1. City must approve setback variance for canopy structure <br />finding its placement not detrimental to the public safety. <br />2. New tanks installed per standards by Municipal State <br />Fire Code. <br />3. Payment of $10,620.00 for total SAC and sewer unit <br />payments with permit for installation of car wash. <br />4. Traffic flow signage provided on site upon completion of <br />car wash. <br />5. Field tanks and lines must be inspected every three <br />years. <br />
