The use would be somewhat commercial in that <br />applicant plans to sell some plants to others at off -site locations. <br />The planned structure and use would have no of fect on the septic system, <br />would not appear to create additional traffic or cause any <br />neighborhood hazards, and meets all setback requirements. Note that <br />this is a one acre lot in a two acre zone. <br />Planning Commission at their November 19, 1984, meeting found that no <br />retail sales activity was proposed to take place on the property, and <br />recommended approval subject to the structure conforming to all <br />pertinent building code requirements. Planning Commission also <br />questioned whether the proposed use is intense enough to even require a <br />conditional use permit, and recommended that staff review the <br />possibility of refunding the conditional use permit application fee. <br />This was brought in as an application for a commercial greenhouse <br />conditional use permit per Section 10. 20, Subd 3(E). It may instead <br />fall under the "home occupation" standards [10.20 Subd 4(c)] as an <br />accessory use. <br />A resolution of approval for the conditional use permit is attached. <br />
