City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />A RESOLUTION APPROVING THE PLAT OF <br />COUNTRYSIDE MANOR 2ND ADDITION <br />WHEREAS, t!-.t r i ty of Orono is a municipal corporation <br />organized and existing under the laws of the State of Ainnesota; and <br />WHEREAS, the City Council of the City of Orono has aOopted <br />subdivision regulations for the orderly, economic and safe <br />development of land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a subdivision plat by Lake Minnetonka Horres Incorporated; 1, Minnesota <br />Corporation, the subdivider; and <br />WHEREAS, the subdivision has been found to meet all standards <br />of the RR-1B zoning district finding that each lot is of a size and <br />coif iguration that will allow its use as a single family residence to be <br />fully developed without the need of any variances; and <br />WHEREAS, Outlot A is not platted as part of this scheme but is <br />intended for future development. The lots as shown in this second <br />stage of the Countryside plat have been designated so as to assure <br />future lots within Outlot A access by interior plat roads. <br />WHEREAS, the subdivider has completed all requirements of <br />the platting regulations of the City, including: <br />1. Dedication of drainage and utility easements. <br />2. Creation of a new private road shown on the plat and to be <br />known henceforth as Manor Circle. <br />3. Concurrent with the creation of this private road, the <br />subdivider has dedicated to the City a Road and Utilities <br />Easement granting to the City permanent access, improvement <br />and utility easements over said Frivate road; the Subdivider <br />has created non-exclusive ingress, egress, drainage and <br />utility easements over said private road in favor of all <br />abutting and/or benefiting lots including a declaration of <br />certain maintenance covenants wherein each of the abutting <br />and/or benefiting lot owners covenants and agrees to <br />permanently maintain and pay the cost of maintenance for said <br />private road. <br />Page⢠l of .', <br />
