f
O O 1
CITYof ORONO
RESOLUTION OF THE CITY COUNCIL
kE9H¢ NO. S R R
A. The percentage of hardcover in the 75-250' zone will decrease from 4,213
s. f. or 52 % to 4,120 s. f. or 51 `7 .
B. The proposed addition will have no impact on the views of the lake
enjoyed by the neighboring property owner.
C. The two-story addition will extend 2" closer to the north side lot line.
The lot to the immediate north is undeveloped and serves as a lake access
for an owner who resides to the immediate east.
D. The City has received no negative comments from the neighbors notified
of this variance review.
E. The residence structure to the south is located 85' from the south side lot
line of the subject property.
F. There is more than a 100' separation between the Heit residence and the
residence to the south.
4. The City Council finds that the conditions existing on this property are peculiar
to it and do not apply generally to other property in this zoning district; that
granting the variances would not adversely affect traffic conditions, light, air nor
pose a fire hazard or other danger to neighboring property; would not merely
serve as a convenience to the applicant, but is necessary to alleviate a
demonstrable hardship or difficulty; is necessary to preserve a substantial property
right of the applicant; and would be in keeping with the spirit and intent of the
Zoning Code and Comprehensive Plan of the City.
5. The City Council has considered this application including the findings and
recommendations of the Planning Commission. reports by City staff, comments
by the applicant and the effect of the proposed variance on the health, safety and
welfare of the community.
