The percentage of hardcover in the 75-250' zone will decrease from 4,213 <br />s. f. or 52 % to 4,120 s. f. or 51 `7 . <br />B. The proposed addition will have no impact on the views of the lake <br />enjoyed by the neighboring property owner. <br />C. The two-story addition will extend 2" closer to the north side lot line. <br />The lot to the immediate north is undeveloped and serves as a lake access <br />for an owner who resides to the immediate east. <br />D. The City has received no negative comments from the neighbors notified <br />of this variance review. <br />E. The residence structure to the south is located 85' from the south side lot <br />line of the subject property. <br />F. There is more than a 100' separation between the Heit residence and the <br />residence to the south. <br />4. The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variances would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicant, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicant; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />5. The City Council has considered this application including the findings and <br />recommendations of the Planning Commission. reports by City staff, comments <br />by the applicant and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />Page 2 of 6 <br />
