Earnst stated that in <br />previous staff reports that it didn't specify that the <br />road must be paved. <br />Zoning Administrator Mabusth stated that since <br />recodification that there are new subdivision <br />regulations. <br />Councilmember Frahm stated that the resolution should <br />specify why this property is using the PRD type of <br />development. Frahm noted for the record because of <br />the extensive wetlands. <br />Councilmember Frahm moved, Cc A lmember Hammerel <br />seconded, to approve the 9 unit PRD subdivision <br />application of Craig Winters for the proposed <br />development of Plentywood Farms finding all standards <br />of the PRD ordinance, applicable standards of the RR- <br />lA zoning district and septic ordinance havc been <br />upheld subject to the following conditions: <br />1. Access to all nine residence pads must be off plat <br />road. <br />2. The approved building envelope for each pad is as <br />follows: <br />Pads 1-6, 8 & 9 - front/rear at 50' , side at 30' <br />Pads 5 & 6, front 30', rear 50', side 30' <br />Pads 7 - front/rear at 50', right/westside yard <br />setback at 30' and left/east side yard must be 50' . <br />The approved setbacks for each pad must be stated <br />in the restrictive covenants dealing with the <br />development of this PRD. <br />
