PAGE 5 <br />1840 NED DAYTON Mayor Butler moved, Councilmember Frahm :seconded, to <br />approve the 17 unit rural PRD for Ned Dayton finding <br />that all standards of the PRD ordinance, applicable <br />standards of the RR-1B zoning district and septic <br />ordinance have been upheld subject to the following <br />conditions: <br />1. Access to all 17 residence pads rr.ust be off plat <br />road. <br />2. The approved building envelop(, for each pad is as <br />follows: <br />front/street or rear = 35' <br />side = 25' <br />'these approved setbacks must be included in the <br />restrictive covenants for the development of the <br />property. <br />3. All drainfield areas must be staked and protected <br />prior to any site grading or road construction. <br />Final resolution approving plat will specify need <br />to protect drainfield locations. <br />4. Restrictive Covenants must speci f y need to limit <br />all unnecessary grading on each Fad in order to <br />fulfill primary purpose of PFD and protect <br />designated improvement areas. <br />5. Dedicatiun of 33' of right of way for County Road <br />51. <br />6. Underlying road and utility easements over read <br />outlot. Private road must be shown on plat as <br />outlot. <br />7.
