Delineation of the subwatershed contributing runoff from off-site, and proposed and <br />existing subwatersheds on site. <br />Proposed and ~xisting stormwater facilities location, alignment and elevation. <br />Delineation of existing on-site wetlands, marshes, shoreland and/or flood plain areas. <br />Existing and proposed normal, one year and one hundred year water elevations on <br />site. <br />Existing and proposed site contour elevations related to NGVD, 1929 Datum. <br />Construction plans and specifications of all proposed stormwater management <br />facilities. <br />Stormwater runoff volume and rate analysis for existing and proposed conditions <br />All hydrologic and hydraulic computations completed to design the proposed <br />stormwater management facilities. <br />All plans must include erosion control and soil boring results if available. <br />8. Copies of all documents/drawings submitted for U.S. Corp and MCWD permits ifrequired. <br />Applicant must provide written commentary of preliminary review comments of both <br />agencies. <br />9. Special Requirements: <br />PRD's require conditional use application and fee. <br />Draft of any proposed covenants. <br />Landscaping proposals. <br />Dockage proposals. <br />Rezonings require a separate application and fee. <br />Flexible applications (variances, vacations) require fee payments per project. <br />WHEN IMPROVEMENTS ARE REQUIRED <br />1. Completed engineering drawings for roads, sewer, water, drainage, landscaping, etc. <br />2. Completed development agreement. <br />3. Letter of credit. <br />4. Warrantee Bond (for public improvements). <br />FINAL SUBDIVISION REVIEW <br />1. Record plat drawings (2 mylar copies, 1 copy reduced to 1 "=200') completely signed. <br />(Where metes and bounds division has been authorized, two certificates of survey may <br />replace the required record plat drawings). <br />2. Signed legal documents (usually standard forms) deeds for public property acquisition <br />(roads, parks, etc.); easements for driveways, utilities, roads, etc.; flowage and conservation <br />easements over wetlands and/or drainageways; private road maintenance covenants; <br />homeowners association agreements, private covenants. <br />6
