* A bluff has the following characteristics: <br />A. Part or all of the feature is located in a shoreland area; <br />B. The slope rises at least 25' above the Ordinary High Water Level of the water body; <br />C. The grade of the slope from the toe of the bluff to a point 25' or more above the <br />Ordinary High Water Level averages 30% or greater; and <br />D. The slope must drain toward the water body. <br />The toe of the bluff is the lower point of a 50' segment with an average slope exceeding 18%. <br />The top of the bluff is that point on the cross-section of a bluff below which the slope <br />becomes more than 18% and above which the average slope for a distance of 50' or more is <br />18% or less. <br />PROPOSED <br />Proposed property lines. <br />Proposed building sites. <br />Setback dimensions from existing buildings to proposed property lines. <br />Locations of septic system drainfields (principal and alternate) on each lot not served <br />by sanitary sewer. <br />DATA <br />Total property area. <br />Area of each wetland. <br />Total area of each lot. <br />Dry-buildable area of each lot. <br />Average dry. buildable lot area. <br />4. Certified property owners list (350'). <br />5. Site evaluation report and design for septic system drainfield on each lot not served by <br />sanitary sewer. <br />6. Preliminary engineering layout of proposed new roads (including center line profile), sewer, <br />water lines. <br />7. Stormwater Management Plan. A storm water management plan is required for all Class III <br />subdivision applications (two [2] full size, to scale, drawings or plans and one [1] reduced <br />to 11 "xl 7"). A certified professional engineer registered in the State of Minnesota shall <br />certify all plans submitted to the City. It is recommended that applicant also file for a permit <br />with the MCWD for the stormwater management plan. All plans submitted to the City must <br />include the following information: <br />5
