"The property owner proposes to use the property in a reasonable manner not permitted by the <br />Zoning Chapter." <br />Reasonable manner: under the present official zoning controls, the present lot size is conforming, the lot <br />width is conforming only from the front (lakeside) of the existing home (located approximately 15 ' in <br />back of the average lakeshore setback on the north side) to the lake, and the present hardcover overall is <br />non-conforming; despite being permitted under less restricfo,:e zoning controls.at some past dates. 3855 <br />-Bayside Road has unique to itself P,roperty configurations that inhibit and prevent reasonable use under <br />present day official controls: <br />a. Property Configuration (see survey): <br />The property has 8 measurable edges; and tends to be very long and narrow and .cannot be <br />changed. <br />b. Continued Use: <br />Despite these challenges, the owner believes the property has been dev_eloped to a reasonable ·use <br />and simply wi~hes to redevelop the property and.make better, the pres~nt non-conformities <br />per MN.St.Stat. 462.357, Subd. le. <br />2.
