Aerial Map -Average Lakeshore Setback <br />Description of Request <br />The applicant proposes a second story addition over the existing <br />24 X 34' building envelope. A 12' X 14' three season porch is <br />proposed in the northeast corner of the present lakeside deck <br />area and a two story 5 X 5' entry addition is proposed to the <br />street side of the existing residence. Refer to Exhibits E, Hl- <br />3, I and J. <br />Applicant proposes a 5.4% reduction in hardcover by removing <br />approximately 233 sq ft of non-structural hardcover. <br />There is a slight encroachment of the average lakeshore setback <br />but because of the curved shoreline there is no impact on <br />neighbor to south's view of lake. <br />Setback variances are required for the intensifation of the <br />structure where ever a substandard setback is shown. This would <br />include both north and south side yards and street yard. There <br />is no hardcover within the 0-75' setback area. <br />Please refer to ExhibitsD and G, the Harren's letter. It appears <br />the side entry steps are located 7' from the side lot 1 ine rather <br />than encroaching Outlot A jointly owned by both Harrens and <br />Evans. Outlot A is a riparian access outlot created in the <br />Bayside Landing Plat for shared access for the owners of Lots 1 <br />and 2. Mrs. Harren has advised both staff and the applicant of <br />their concern for the potential liability as joint owner of <br />2
