The City Council review this <br />application at their meeting of November 14, 2005 and recommended <br />approval of the variances based on the following findings: <br />a. The proposed hardcover level in the 0-250' zone will have a net <br />decrease of 3.5 s.f. of hardcover and remain unchanged at 30%. <br />b. No new hardcover is proposed within the 0-75' zone. <br />c. The shed will not be located any closer to the road than the existing <br />home. <br />d. Lot coverage by structures remains conforming at 6.4%. <br />e. The proposed location of the shed is in conformance with all wetland <br />regulations. <br />f. The proposed location of the shed will not impact adjacent residence's <br />views to the lake. <br />g. The shed will be screened by existing coniferous trees located partially <br />within the applicant's property and the right-of-way of Bayside Road. <br />h. No other more conforming location exists on the property. <br />1. The findings and conditions of variance Resolution #5198, approved in <br />June of 2004, will not be impacted. <br />4. The City Council has considered this application including the findings <br />and recommendation of the Planning Commission, reports by City staff, <br />comments by the applicants and the public, and the effect of the proposed <br />variances on the health, safety and welfare of the community. <br />5. The City Council finds that the conditions existing on this property are <br />peculiar to it and do not apply generally to other property in this zoning <br />district; that granting the variances would not adversely affect traffic <br />conditions, light, air nor pose a fire hazard or other danger to neighboring <br />property; would not merely serve as a convenience to the applicants, but is <br />necessary to alleviate a demonstrable hardship or difficulty; is necessary to <br />Page 2 of 6
