July 13, 1979 <br />Mr. Gary Petersen <br />Page 2 <br />IMPROVEMENTS REQUIRED <br />4. Rip rapping of shoreline along Baldur Parr. Road extension per <br />DNR-MCWD specifications. City permit will be granted upon <br />approval of plans with no fee required. MCWD permit required. <br />5. Engineering plans must be prepared (for the above sewer, road <br />and any drainage work required) for review and approval by the <br />City Engineer prior to the start of work. All work must be <br />completed prior to final plat approval, or a developers agreement <br />must be signed to assure completion no later than July 31, 1980. <br />FINAL PLAT SUBMITTALS <br />1. RECORD PLAT drawings in the form of two (2) mylar copies and one <br />(1) copy reduced to 1"-200'. <br />Drawing to include: <br />a) Lot lines located per preliminary survey, June 18, 1979. <br />b) Extend plat to include 24 ft. min. right-of-way for Baldur <br />Road along Lots 17-20. <br />c) Plat turnaround at 50 ft. radius as shown on preliminary <br />(although do not leave private exceptions as near Gunderson's <br />part of Lot 21). <br />d) Plat new driveway as a 20' wide Outlot located as shown except <br />relocate at turnaround to avoid existing trees. <br />e) Dedicate turnaround and 24 ft. right-of-way as Baldur Park Road. <br />f) Dedicate drainage and utility easements: <br />1) 5' each side of lot lines between lots 1 and 2 and lots 2 and 3. <br />2) 10' each side of driveway outlot and around cul-de-sac circle. <br />3) Minimum 20' wide along route of pro,,osed sewer (which may alter <br />size of driveway utility easement above). <br />g) Dedicate public waters below contour 929 4 MSL as "Lake Minnetonka". <br />
