Three (3) lot subdivision per June 18, 1979 survey. <br />2. Extension of existing Baldur Park Road to a new turnaround on <br />this property by means of plat extension: includes paving of <br />road and turnaround and approximately 200 feet of rip rap <br />shoreline/road shoulder protection. <br />3. One driveway from public road to serve all three building sites. <br />4. Connection of all lots to sanitary sewer. <br />5. Removal of existing cabin (shed) on Lot 3 prior to final plat <br />approval . <br />6. Removal of existing garage on Lot 3 prior to or as a requirement <br />of issuance of building permit for new house on Lot 3. <br />7. All lots are riparian to Lake Minnetonka and shall have individual <br />docks located according to ail_ City and LMCD ordinances. <br />IMPROVEMENTS REQUIRED <br />1. Extension of municipal sanitary sewer with stubbs provided for <br />Lots 2 and 3. Owner has been notified that existing house on <br />Lot 1 is overdue for connecL.*-.c^. Sewer extension must occur as <br />soon as possible, in no event latter than iui;T 31, 1980. <br />2. Extension �,f Bal.dur Park Road paved 18' wide to match existing <br />surface. Termination in a Tee -turnaround. Coordinate size and <br />design with John Gerhardson - try to save existing trees. <br />3. Relocation_ of existing private driti,cway beyond t,:ivaround. <br />Existing driveway to be removed and reseeded. Locate to save <br />existing trees. <br />
