Olson, Village Planner <br />DATE: May 14, 19:'9 <br />#466 <br />SUBJECT: #466 Subdivision - Gary Petersen, 1340 Baldur Park :coad <br />Preliminary Subdivision Review - May 22, 1979 <br />LR-1C - 1/2 Acre Zone <br />Three (3) lot division per survey received April 26, 1979 <br />1 existing house on Lot 1: 0.90 acre <br />2 new building sites: .69 acre and .76 acre <br />extension of public road to new cul-de-sac <br />extension of sewer to all lots <br />This proposal has gone through numerous plan changes as the attached <br />memo indicates. The Planning Commission and staff recommend preliminary <br />approval of the plan provided to you, with the following conditions: <br />1. Existing driveway to be replaced with new public road and <br />cul-de-sac in center of peninsula. Right-of-way to be dedicated <br />50' wide with a 50' diameter cul-de-sac on end. <br />Planning -Commission recommended gravel surface because of lakeshore <br />proximity but public works supervisor and planner recommend standard <br />18' paved surface (to match existing Baldur Park Roads for maintenance <br />purposes. If hardcover becomes a concern, the cul-de-sac could be <br />moved east with longer private driveways beyond. One common <br />driveway to serve L-- 1 and 2 (and 3 if cul-de-sac is moved) beyond <br />the cul-de-sac. <br />The Council should also consider requiring the developer to <br />participate in paving the 200 + feet of gravel road between his <br />property and the end of paving on Ualdur Park Road. <br />2. Connection of all lots to municipal sewer: existing house <br />by August 1, 1979 (deadline for all existing sewered properties <br />as previously notified) and stubs provided for new sites. <br />3. Payment of $225.00 sewer connection charges for two new sites <br />with building permits (per standard practice). <br />
