It is located approximately 445 feet <br />south of the shoreline and across the full width of the lot. The owner is concerned that she will not <br />be able to build a detached garage on the site because of the easement. The owner says they were unaware of the lift station <br />easement and manhole when they purchased the property because the snow was covering it. Also, <br />they had to purchase this property because there weren’t very many lakeshore properties for sale at <br />that time. <br />The property next door, 3210 North Shore Dr. just recently sold In February 2002 for $339,900. The <br />site is similar in frontage. Both have 60 ff. This property serves as a buffer for the subject from the <br />marina. The site is only approximately 390 feet deep. The subject is approximately 560 feet deep. <br />The house is a rambler of approximately 879 sf. and there Is no basement space. The subject is <br />approximately 1,630 sf.
