Prior to preliminary plat approval by Council, applicant <br />shall declare which of Lots 1 or 2 shall be granted the <br />lakeshore access via Outlet A of Bayside Landing, which will <br />be documented in the final plat resolution. <br />4. All construction shall adhere to the building envelope <br />defined on the survey dated 8-28-92/revised 10-8-92. <br />5. Applicant is advised of Municipal Code Section 10.03, Subds. <br />19, 20, and 21, which define the extent of filling and <br />grading that will be allowed for any residence developed on <br />Lot 2. <br />6. Council should certify which sub-area will be the basis for <br />the sewer connection charge for Lot 2. It is recommended <br />that the previous assessment for one unit as part of the <br />Bayside North sub-area be assigned to Lot 1, and that Lot 2 <br />be subject to a ful 1 unit connection charge as part of the <br />Stubbs Bay Northwest sub-area, to be paid in an amount <br />according to the City fee schedule at the time a building <br />permit is issued for Lot 2. <br />7. Applicant shall grant to the City a 10' bike trail easement <br />over the 10' drainage and utility easement adjacent to <br />Bayside Road, and shall additionally pay the standard park <br />fee less the value of said trail easement. <br />8. Granting of the standard Drainage & Utility Easements along <br />all lot lines (10' along exterior lot lines, 5' along <br />interior lot lines). <br />/
