Y J. <br /> ��� • <br /> /� �11�' <br /> �, o 0 <br /> ��b. - CITY of ORONO �� � <br /> � � : <br /> �� G'�' � RESOLUTION OF THE CITY COUNCIL <br /> ��`9x'Egg04'� NO. � � � C <br /> � <br /> 3. � The properties to the north and south are either fully developed or have future access <br /> planned for new lots. <br /> _4.: The variance for the wetland crossing is justified based on the fact the wetland crossing <br /> is required for access and the access minimizes impact on the wetland and wetland buffer <br /> area. The variance also is required based on the proposed driveway entrance being the <br /> only available entrance that meets the sight distance requirements. <br /> 5. Each lot has demonstrated two septic sites for each lot meeting local and state standards. <br /> NOW,THEREFORE BE IT RESOLVED,that based upon one or more of the findings <br /> noted above,the City Council of the City of Orono hereby approves the preliminary plat for Bradley <br /> and Cazol Pass per preliminary plat drawings by Mark Gronberg, Land Surveyor, Coffin & <br /> Gronberg,Inc.,Land Surveyors dated 4-23-02 (attached to this resolution as Exhibit A), subject to <br /> the following conditions: <br /> • 1. Subdivider shall pay the standazd Park Dedication Fee and Stormwater Trunk Fees per <br /> City ordinance for two building sites. <br /> 2. Dedication of drainage and utility easements 5' along interior lines and 10' along the <br /> perimeter boundaries. <br /> 3. Drainage Easements shall be dedicated over the protected wetland and drainage way on <br /> Lot 1, any areas required for wetland mitigation by the MCWD, and Outlot A. <br /> 4. Prior to residential construction on Lot 1,all preliminary and alternate septic sites must <br /> be fenced off prior to any construction activities. � <br /> � <br /> 5. The City will grant the necessary variance for the wetland crossing for the driveway to <br /> serve Lots 1 and 2, subject to mitigation of wetland fill on site and buffer preservation <br /> per the MCWD's permit requirements. <br /> 6. Outlot A is intended as a corridor for a shared driveway serving Lots 1 and 2 and shall <br /> . contain no primary or accessory structures. A driveway maintenance agreement shall be <br /> executed with the final plat. <br /> 7. Outlot B is intended for permanent preservation via a conservation easement, and shall <br /> • not be used for residential purposes. <br /> Page 2 of 6 . <br />
