The perception of the bank and the site remain virtually unchanged <br />by this plan. The undisturbed downhill side of the drive combined <br />with the mature trees remaining on the uphill side maintain the <br />'Wild bluff " impression from the water. Much of the driveway is <br />actually concealed from view by the lower bank. There is no <br />sweeping valley to reveal the homesite in the distance. <br />Finally, the issues of safety and serviceability. The steepness of <br />the driveway as designed will be manageable most of the time and <br />challenging in the inclement weather but not nearly as difficult to <br />deal with as a 15% grade under the same conditions. This plan <br />has the additional benefit of a two stage descent allowing the <br />driver an opportunity to slow down and reassess the conditions. It <br />also limits the possibility of an automobile spilling uncontrolled into <br />the street if things do go awry. <br />Conclusion: <br />We hope you will grant the variances necessary to provide access <br />to this site. The access problems are extremely difficult but the <br />building site can be terrific. We believe we are submitting the best <br />plan for the access to this site and we hope after your thoughful <br />consideration you will agree. <br />
