NO. � � � � �. <br /> WHEREAS,prior to the lot line rearrangement the Westerly Parcel was substandard <br /> in lot area and width, and the Easterly Parcel was substandard in area; and after the lot line <br /> rearrangement the Westerly Parcel remains substandard in lot area and the Easterly Parcel becomes <br /> substandard in width and remains substandazd in area. However,the two parcels still meet the intent <br /> of the Comprehensive Plan of the City of Orono because no new building sites are created,having no <br /> impact on the overall density; and <br /> WHEREAS,with the approval of this lot line rearrangement the Gity Council of the <br /> City of Orono grants a lot area variance for the Westerly Parcel and lot area and width variances for <br /> the Easterly Parcel. <br /> � NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of <br /> Orono hereby approves the lot line rearrangement of the above referenced propertyby the subdivider <br /> as shown on the certificate of survey by Mark S. Gronberg, a licensed surveyor of Gronberg & <br /> . Associates, dated May 1, 2003, as attached in Exhibit"A", subject to the following conditions: <br /> • l. Applicants shall provide a title opinion for the property confirming ownership and <br /> encumbrances. <br /> 2. Applicants shall dedicate to the public an appropriate,drainage and utility easement along the <br /> new property line. <br /> 3. The aforesaid division shown on the attached Certificate of Survey shall be filed by the City � <br /> of Orono with either the Hennepin County Recorder's Office or Registrar of Titles Office on <br /> or before November 27, 2003 together with a certified original copy of this resolution. <br /> 4. The approval granted by this resolution shall expire if the division has not been filed by the <br /> date specified above. In that event,it will be necessary to file a new application with the City � <br /> of Orono for subdivision revie�v. <br /> • <br /> Page 2 of 3 <br />
