The property is located adjacent to the Willow View development. The <br /> most impacted properties would be those in the northwest corner. At the <br /> time Willow View was developed an open space and ponding outlot was <br /> created. The open space outlot would provide an additional buffer zone <br /> to the athletic field use. . <br /> M. Properties north of the site, across County Road 6, are zoned for 2 acre <br /> residential development. All land south and west are owned by the • <br /> School District (Ice Arena and Middle School). The use of the property <br /> is consistent with other uses on the School Property. <br /> N. The City Comprehensive Trail System Plan has established the corridor <br /> along C6unty Road 6 as a necessary trail connection. The future trail <br /> • along C.R. 6 would provide a needed link to the east to provide a <br /> connection to the regional system. A trail is located east of the property <br /> to Willow Drive and continues south to the southern end of the Willow <br /> View Development. <br /> O. The additional use of the property for a baseball field is consistent with <br /> the types of uses normally found on a school campus. <br /> 6. The City Council finds that the conditions existing on this property are peculiar <br /> to�it and do not apply generally to other property in this zoning district; that <br /> granting the conditional use permit would be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. <br /> 7. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicants and the effect of the proposed variance on the health, safety <br /> . and welfare of the community. � <br /> .
