City Code requires parking for athletic fields as 1 parking space for each <br /> � six seats of capacity. Each 22 inches of bleacher space devoted to <br /> seating is counted as one seat when determining design capacity for the <br /> � . bleachers. Any bleacher space devoted to aisle or any other purpose is <br /> not considered seat space. Code would allow seating up to 288 based <br /> on the 48 spaces shown for parking. <br /> F. Pedestrian access would include a sidewalk that would be located <br /> adjacent to the new parking area and provide access to a future trail <br /> extension along County Road 6. OBA has requested the trail connection <br /> not be constructed, and only the corridor established at this time. <br /> G. The Park Commission reviewed the request at their meeting on August <br /> � � 6, 2001, and commented they are supportive of a set aside of land that <br /> could be used for a trail connection in the future. The land would be <br /> � designated far trail use by granting of an easement along the proposed <br /> trail comdor. The trail corridor would be determined following concept <br /> approval of the site plan and trail easement would be granted by the <br /> School District to the public. <br /> H. The baseball field expansion includes batting cages, a 24' X 36' storage <br /> building, play lot and announcer's booth. West of the existing fields the <br /> . OBA is proposing to replace an existing storage shed vvith a larger shed <br /> . and expand the parking area along the entrance drive. <br /> I. A wooded ravine separates the baseball fields from the school property. <br /> The ravine is a designated wetland. The proposed improvements do not <br /> . . encroach within the protected area around the ravine. The City of � <br /> Orono's 1974 wetland inventory did not classify any, of the wetlands on <br /> the property as protected, however the ravine and wetlands are protected <br /> by WCA regulation and do appear on the National Wetlands Inventory. <br /> J. A wetland basin is located at the northwest corner of the site where <br /> County Road 6 and Old Crystal Bay Road intersect. The new ball field <br /> does not impact that wetland basin. <br /> K. There are no lights proposed for the field. Code does not permit any <br /> � source of light be visible at any property line. <br /> , Page 3 of 8 <br />
