The lot area variance was acceptable cond itioned upon comb ination of the 4 lots <br />into one tax parcel and compliance with the wetland regulations . <br />4. The applicant should explore reducing the footprint of the proposed home in <br />order to better fit inside the required setbacks ; the creek setback was cited as a <br />priority . <br />5. Reduction of the garage square footage to alleviate some of the encroachment <br />into the creek setback . <br />6.
