Youi normal application will include not only a <br />subdivision/PRD, but must include variance and conditional <br />use permit for hardcover variances proposed with application <br />and land alterations %-thin the 6-75' setback area that will <br />also exceed 100 cubic yards. <br />2. As filling and grading activities are proposed within <br />the floodplain area and within 50' of the lakeshore, your <br />application must be reviewed by the following agencies: <br />Department of Natural Resources <br />Minnehaha Creek Watershed District <br />Corp of Engineers <br />3. Upon formal application, the City staff will present the <br />information regarding the easements through Lots 20 -ri <br />confirm the maintenance records of the City for Baldur ' K <br />Road and ask for an opinion from the City Attorney a�. to <br />legal steps that axe necessary to gain legal access for the <br />proposed PRD. <br />4. The cul-de-sac area shall be shown as a dedicated right- <br />of-way for Baldur Park Road. Applicant proposes the drive <br />at 16' width. This will be subject to the review of the <br />City staff and consultants. Applicant is asking that this <br />road be retained as a private road. Entrance monuments and <br />gate should be shown on the plan and profiles and elevations <br />submitted with the formal application. <br />5. Applicant's engineer should make arrangements to meet <br />with the City staff to discuss extension of municipal <br />services and to work with owner of Lot 30 to determine share <br />and cost of improvement. The formal plans for the PRD and <br />subdivision should include the following information: <br />- besignate the g29.4' elevation as ordinary high water <br />wank of Lake Minnetonka. <br />- Floodplain elevation at 931.5'. <br />
