1664 Steven Posnick <br />Variance <br />Page 2 <br />The neighbor to the east of the subject lot was t )ncerned wits. <br />the additional drainage that would result fror, the new <br />construction. Staff advised that drainage concerns would be <br />addressed during the building plan review but that special <br />considerations would be given to the severe slopes along the <br />east line of the property that drop within a few feet of his <br />home. <br />The applicant has been advised that the proposed deck and <br />principal structure must meet the average lakeshore setback <br />of the existing houses on the abuttina lots. Staff would <br />stake the setback line for both structures. In ad.ition, <br />Posnick was advised that 5' of additional right of way for <br />Raldur Park Road would be sought by the City because the <br />travelled road extends into the southern portion of the lot. <br />(Exhibit 3) <br />At the Planning Commission meeting of November 16, 1981, the <br />Planning Commission made the followi.nq recommendation: <br />To recommend approval of the lot area and lot width variance <br />of Dr. Steven Posnick based on the followina findings: <br />1 - Lot 16, Block 1, Raldur Park has been in single <br />separate ownership prior to 1967. <br />2 - The proposed building site is consistent with the <br />pattern of development of the surrounding neiahborhood. <br />3 - There is no additional land available to combine with <br />subject property. <br />4 - There have been no objections from the neighbors as <br />far as the buildability of the lot. <br />5 - Lot area and lot width variance applications have been <br />approved for the property back in 1-30-80 and 3-20-72. <br />such approval is subject to the following conditions: <br />1 - Improvements on the site (to include Frtios, dri-ewa}s, <br />etc.) may not exceed 2,14 sf of hardcover. <br />2 - No setback variances will be granted to the required <br />building envelope. <br />3 - All structures must meet average lakeshore setback <br />of houses on abutting lots - staff to designate setback <br />line. <br />4 - Special consideration be given in location of driveway <br />and garage in limiting unnecessary hardcover. <br />5 - Prior to issuance of a building permit, applicant must <br />furnish the city a quit claim deed, deeding 5' of <br />additional right of way for Baldur Park Road. <br />
