Zoning File #1330 <br />October 14, 1988 <br />Page 2 of 3 <br />Staff has revised its recommendation regarding access driveway to Lots <br />3 and 4. Staff recommends approval of separate driveways and separate <br />creek crossings for each of Lots 3 and 4 per the Watershed District <br />approval. <br />In discussions with the applicant, there is no plan to do any unusual <br />site grading nor to create any berms along Townline Road. The applicant <br />does wish to request approval for the center island within the entry area <br />of this private road, and notes that it would be acceptable for the City to <br />stipulate if the City ever takes over maintenance of this road, the center <br />island could be removed. Staff has arced that applicant discuss the <br />maintenance ramifications of this center island with the Public Works <br />Director. <br />Three road name options have been presented by the applicant. Staff <br />would note that in the 1985 Hudson Map Directory, street names Painter <br />Road, Painter Drive and Painter Circle are already used, and refer to <br />streets less than 3 miles from the Fullerton property, in Minnetrista. <br />Since both locations are served by Maple Plain Fire Department, the use of <br />Painter in the new road name is not advisable. Applicant should submit <br />additional choices. <br />Applicant has been advised that the City will definitely require the <br />28' paved .road, urban sec ion, per the City Engineer's recommendation. In <br />addition, ditch grading along Townline Road, as noted by the City Engineer, <br />will be required. <br />Staff Reconsendation - <br />Staff would recommend preliminary plat approval subject to the <br />following conditions: <br />1. Lot width variances are granted for Lots 2, 4, and 5. <br />2. Private road will be subject to the normal private ownership and <br />maintenance covenants, and underlying road and utilities easements. <br />3. Access for Lots 3 and 4 shall be allowed separate creek crossing <br />points, subject to any permits which may be required by the Watershed <br />District and the Department of Natural Resources. <br />2 <br />
