This would certainly be a problem if this was <br />intended to be a public road. However, because it is a private road and <br />will be privately maintained, Council could easily approve such a <br />configuration with the stipulation that if this ever becomes s public road, <br />the City would have the right to remove the island. This stipulation would <br />be a condition of the approval resolution (and appears in the attached <br />resolution). <br />Applicant prop-ses no berms or unusual grading on this property. He <br />does plan to maintain the vegetative screen along Townline Road. <br />Staff has carefully reviewed the soils and feasibility of building <br />sites and drainfiel.d sites on each lot, and finds that each lot contains <br />numerous suitable sites for houses and drainfields. <br />Applicant had submitted 3 choices for a name for this private road, <br />each incorporating the name "Painters". Applicant has been advised that <br />there are too many other "Painters" street names in the area and that <br />additional road name choices or suggestions not incorporating "Painters" <br />should be submitted. <br />This subdivision will be subject to the standard park fees, dedication <br />on the plat of standard drainage and utility easements, and dedication of <br />33' of City right-of-way for Townline Road. <br />STAFF RECOMMENDATION - <br />Staff recommends approval per the recommendation of the Planning <br />Commission. A preliminary plat approval resolution incorporating findings, <br />conditions, and procedures, is attached for Council review. <br />
