Building Design and Construction <br />These standards are intended to control the development of <br />multi -family residential, commercial and industrial uses, <br />and are not intended to apply to single-family residential <br />development. <br />G. Requirement of Development Agreement <br />It is anticipated that a development agreement will be <br />drafted and executed prior to the completion of the <br />approval process. <br />DEVELOPMENT SUMMARY <br />Site P_rea: 32.6 Acres <br />Single -Family Lots: 25 <br />Homes Per Acre: .76 <br />Private (shared) Open Space: 8.4 Acres <br />Average Size: 35,000 Square Feet (0.8 ac.) <br />Area in P-ivate Roadway: 2.2 Acres <br />DISCUSSION <br />DEVELOPMENT ANALYSIS <br />This proposal is consistent with the Highway 12 Corridor Study, <br />therefore, it is consistent with the Orono Comprehensive Plan. <br />It also appears that all of the necessary requirements for <br />rezoning that apply to this area can be met. <br />When the Planning commission reviewed this application as a <br />Sketch Plan, there was one issue that stood out among the <br />others. That issue was the length of the proposed cul-de-sac <br />and various alternatives for mitigating tr.is concern. As you <br />will rezall, the proposed cul-de-sac is in excess of 2,000 <br />feet in length. <br />The City Code indicates a maximum length for public streets of <br />1,000 feet. It does not state a maximum length for private <br />streets, which is the nature of the roadway in this <br />development. From discussions with the Planning Staff we also <br />understand that the City has allowed private cul-de-sacs in <br />excess of 1,000 feet in previous cases, without requiring a <br />variance. <br />
