Minimum Area <br />As currently drafted, the special requirements for <br />rezcning in the Corridor Area call for a minimum of five <br />acres. There has been some discussion about the increase <br />of this minimum to 10 acres. However, since the subject <br />application includes 32.6 acres, it is well in excess of <br />the minimum area requirements. <br />B. Access and Circulation Plan <br />As noted above, key access and circulation issues will be <br />resolved when the specific alignment of the proposed <br />frontage road is determined. The section on the <br />recommended alternative for this area states that the <br />residential area would be served by a cul-de-sac or <br />circular road off Brown Road with no connection to the <br />west, if the frontage road is installed. Consequently, <br />the proposed design would meet this standard, provided <br />that appropriate commitments can be negotiated for the <br />location and construction of the proposed frontage road. <br />C. Sanitary Sewer Availability <br />The City's engineering consultant has reviewed this <br />application and states in his report that the site can be <br />served with sanitary sewer through Long Lake (joint powers <br />agreement), or by constructing a new interceptor line as <br />described in the Trunk Highway 12 Corridor Sanitary Sewer <br />Study prepared by his office. <br />D. Stormwater Management. <br />The City Engineer indicates that a storm drainage plan <br />will need to be developed to serve the area. The proposed <br />ponding area will be located near the intersection of <br />Brown Road and Trunk Highway 12. The applicants are aware <br />of the need for stormwater pond and the City's concern <br />about the quality of runoff to area lakes. They have <br />agreed to prepare detailed plans to meet these standards. <br />E. Available Zoning Districts <br />This proposal is for a rezoning to R-1A, One Family <br />Residential District through the PRD, Planned Residential <br />Development process. Both of these zoning districts are <br />listed among the available zoning districts for rezoning <br />with the Highway 12 Corridor Area. <br />
