#843 Ulku <br />Page 2 <br />Planning Commission did request that. applicant consider ways to place <br />the garage so cars would not back out onto Baldur Park Road. It is <br />apparent that the side -loading options would all require much <br />additional hardcover and likely require a side yard setback to to <br />feasible on this 50' lot. Considering the low traffic count on Baldur <br />Park Road, perhaps the proposal. for doors facing the street is mo,•t <br />reasonable. Note that this garage with a 30' setback as required <br />would yield about 34 percent total hardcover, as would "side -loader". <br />This appears to be a variance trade-off situation, where meeting one <br />performance standard creates the need to vary another. <br />Staff recommends approval of the proposal as presented per the <br />attached resolution. <br />
